Garage Door Maintenance Tasks

garage door maintenance

1,500

That’s the number of times the average garage door is opened and closed.

The garage door, however, remains one of the most overlooked areas of the home.

That is until something goes wrong with either it or its automatic opener.

You can help ensure trouble-free operation, thus preventing the inconvenience of a malfunctioning system, by getting into the habit of performing a few routine garage door maintenance tasks.

Enlist the help of a friend or family member and set aside an hour or two this weekend to perform the following garage door maintenance tasks. If you’re not comfortable completing these jobs, play it safe and contact a local garage door repair professional for a safety inspection and maintenance service.

Look and Listen

A simple visual inspection can sometimes detect hidden problems. With the door closed, check for damaged panels, bent tracks and any corrosion. Now operate the door to open. As the door moves up and down its tracks, make note of any jerky movements, roughness or unusual noises.

Tighten Nuts and Bolts

Disconnect the garage door opener so no one opens the door before proceeding.

If your inspection revealed any loose nuts or bolts, go ahead and retighten using a standard screwdriver, wrench and socket set. Be careful not to overtighten the hardware though. Any adjustments of the springs, cables, or pulleys should ONLY be made by a local garage door repair professional.

Clean Out the Tracks

Disconnect the garage door opener so no one opens the door before proceeding.

Over time, dirt and debris can build up inside your tracks. Wipe the tracks with a clean, damp cloth, allowing sufficient time to dry before operating the door. The tracks do not require and should not be lubricated. Tracks can get bent too. If they appear damaged or out of alignment, call in the experts for repair.

Lubricate Moving Parts

Disconnect the garage door opener so no one opens the door before proceeding.

Certain components such as the rollers, hinges, and springs require periodic lubrication. This is used to prevent binding and noise. This job requires a lubricant made specifically for garage doors (do not used WD-40!) Replacing metal rollers with nylon 13-ball bearing rollers can also quiet a noisy garage door. Professional installation is required.

Check Weatherstripping

Disconnect the garage door opener so no one opens the door before proceeding.

Check the condition of the rubber gasket at the bottom of the door. Is it missing or badly deteriorated? If yes, remove and replace with new material following manufacturer instructions. Threshold seals can be purchased at most any local hardware or home improvement store and cut to size at home.

Test All Safety Features

The International Door Association (IDA) recommended testing the following safety features monthly:

Photo Eye Test: Installed on both sides of the door, 6” above the floor, the photo eyes are designed to prevent the door from closing should something or someone cross their path. To test, press the operator button to close the door, and wave a long object in front them. The goal is automatic reversal of the door. Professional repair is required if the door fails this test.

Door Balance Test: With the door closed, disconnect the garage door opener. Manually lift the door to waist height. It should lift smoothly and remain fully open. If there is resistance or the door closes, it is out of balance and professional adjustment is required.

Reversing Mechanism Test: With the door fully open, place a 2×4 on the floor, directly centered with the garage door opening. Press the operator button to close the door. The door should automatically reverse upon contact with the wood. The door should be serviced by an expert if it fails this test.

No doubt they are the best garage door company in the valley. Had them out to replace an opener, springs, rod and gave me a very good quote to add a 2nd opener on the small door. Cody was the technician doing the work, great guy, very helpful and took his time explaining my options.

Really saved our night. When we discovered the spring had broken on our garage door, locking our cars inside, it was a stressful situation. At first we thought we’d have to wait til morning but Arizona’s Best Garage Door got technicians over the same night, fixed the door at a fair price, and got us unstuck in time for me to pick up my teenager (saving us Uber money). They did a great estimate and stuck to it. And when my big dog barked at strangers in the house they both took time to put him at ease. It was an excellent resolution to our little emergency

Google verified job · Very responsive ! I am the landlord and this is a rental for me. It was almost as if I was there but didn’t have to be. Travis communicated with me, sent pictures/video, cared about my budget, went above and beyond with a temporary fix until a replacement door could be installed. Made sure I benefited from current incentives, price was reasonable. Travis was my main point of contact and could not have been better. I have never given any service 5 stars. REALLY impressed and positive about this experience. Thank you so much !

Tim & Cody were great. Cody explained everything in details and terms I could understand. Cody made special accommodations for my handicap and made me feel at ease with his professionalism. He is dedicated to his craft and it shows. My only complaint would be with google for only letting me rate up to 5 stars when they deserve a lot more. Great company, excellent service, could not of dreamed of any better. Thanks a Million Guys!!

I’m not one to post or post comments but I have to Arizona’s Best Garage Door has DEFINITELY lived up to its positive reputation that others have commented on. Our spring broke on the garage door. We replaced the spring, cable and opted to get a new opener. I experienced the same great customer service from the beginning when the appt was scheduled over the phone to the moment when the technician Travis completed the work. Travis was friendly and thorough to explain the operation of the wi if opener we installed. I would use this company again and highly recommend to anyone in need of garage door repair.

Came out and completed requested repairs on my garage doors and as completing inspection, found several other ares that they recommended replacement parts. Most of the parts were original to the home (1995) so I wanted peace of mind that our doors would function with no issues moving forward. Our technician, Travis, took the time to explain what he saw and was very through in his work. Thanks again and will highly recommend.

Fast, fair, friendly. Understanding I’m a baller on a budget. They communicated any needs I may also need but didn’t pressure any sales. I like that. There was a training session going on with a newbie worker and they hire some outstanding people. This place is legit. Finally, the communication from their dispatch was outstanding. I wasn’t nervous about price or nothing. They were straight forward. Good stuff guys!
